Seal Seams of Vapor Barrier
The first step in our sealed crawl space encapsulation is placing a durable 17-mil poly liner along the interior crawl space walls, around the interior crawl space piers, and over 100% of the crawl space floor. The liner is taped down and caulked, to ensure your crawl space stays fully encapsulated, and in turn, prevents moisture from rising up from the ground and into your floor system, insulation, and home.
Seal Crawl Space Vents
The next step in sealing a crawl space is ensuring no humid outside air is getting into your crawl space. We seal the vents with a commercial-grade insulating board which prevents hot or cold air from coming into your crawl space.
Insulate Walls (optional)
Adding insulation to crawl space walls improves thermal resistance in masonry walls, which may significantly improve your home’s energy efficiency and conserve heating and cooling costs.
Install Energy Star De-Humidifier
A dehumidifier is an essential step in a crawl space encapsulation, which is why Moisture Loc uses dehumidifiers that are designed specifically for crawl space or basement application’s. The Santa-Fe Dehumidifier is placed into the crawl space in order to dry out humid air and keep moisture away.The dehumidifier is equipped with a fan that draws in moist, humid air through a cold evaporator coil, cooling the air below its dew point. Once the air is cooled below dew point, it turns into water, which is collected and automatically drained.
Remove Floor Joist Insulation
If insulation is aged or damaged due to high moisture, it can cause Fungi growth, create cold or hot spots in your floors, and produce energy loss throughout your floors.
By removing the old or damaged insulation and replacing it with new insulation, the heating and cooling properties in your home are improved dramatically and will reduce your risk of Fungi growth.

Interior Perimeter French Drain & Prep Work
An Interior Perimeter French Drain collects water inside the crawl space and directs it outside of the house.
A trench is dug around the perimeter of your crawl space and a pipe is placed around the trench, which is then covered with stone. This trench is usually connected to a sump pump, which stores the water and ejects it outside of the house.
Low Point Drain and Discharge
A low point drain is a pipe that is installed at the lowest point of your crawl space. This drain usually slopes underground towards the street and allows water to flow out of the crawl space.
Sump Pump
A sump pump and sump pump basin are installed in a crawl space where fall is marginal or non-existent to remove water/moisture. A 36 inch deep by 36 inch wide sump pump basin is installed at the lowest point in a crawl space. The pump is installed in the Basin and covered with a lid. A PVC pipe is used to remove the water away from the foundation as necessary.

Floor Joist Wipe-down or Spot Treatment
When mold is found on crawl space floor joists, we typically treat it by wiping down the floor joist with mold anti-microbial. This gets rid of the mold and prevents it from coming back in the future. However, if mold or fungi is found in the insulation, it may be necessary to have it removed and replaced.
Mold Remediation per IICRC S520 Standards
If the presence of mold is severe enough, the mold must be handled by specialists because of health considerations for both the homeowner and the mold technicians. This is more expensive than fungi spot treatment or complete wipedown, but used in situations where health is a factor.
Permanent Mold Removal
Our commercial grade mold removal products and techniques will ensure mold is removed from your crawl space. However, in many cases, it is necessary to have other waterproofing services done in order to prevent the mold from coming back. Vapor Barrier Installation – 17 Mil
The 17 Mil Poly Liner or barrier is our strongest and most durable cross-laminated (contains micro-fibers) liner. The 17 Mil Poly Liner is placed over the crawl space floor to help reduce moisture from the ground rising up into your floor system, insulation, and home. We recommend 100% of the crawl space floor be covered. We also specialized in crawl space encapsulations, which fully protect your crawl space from water, moisture, and mold issues.
Vapor Barrier Installation – 6 Mil
The 6 Mil is a liner that is placed over the ground floor of your crawl space. This vapor barrier will reduce SOME moisture evaporation, but it doesn’t seal out all of the moisture from the interior perimeter. We recommend using a 17 mil vapor barrier which is stronger and more durable, however, the 6 mil does meet NC building codes.
Sealed Pipe Penetrations
Many homeowners have pipes running through their foundation walls without any type of sealing. There are large gaps around the pipe which allows water to come in from outside. In order to prevent water from coming in through these gaps, it is important to properly seal them to ensure water will stay out of your home. Moisture Loc uses commercial grade caulk to inject around the pipe and fill in the gaps. This product is only available commercially and is guaranteed to outlast your basic hardware store products.
Crack Repairs
Filling in gaps is important to keep water out, but also to protect from insects invading your home. For crack repairs, we use a special applicator and commercial-grade polymers to fill in unwanted gaps.
Exterior Waterproofing & Foundation Drain Installation
Exterior Waterproofing locks moisture away from a crawl space, making it the perfect solution for homes under construction, and for existing homes that have exterior access to below grade walls. A heated asphalt emulsion is sprayed on exterior walls to stop water from ever getting in and a drain is installed to move water safely away from your foundation walls.
